So, you’ve decided you want to move house, but first, you’ve got to sell up. However, with lots of contradictory headlines popping up, it can be difficult to work out when is the best time to do this. Even if you’re aching to get out of your current property, there’s no use in letting it languish on the market for months – that will only drive down your eventual sale price. So, with this in mind, putting some thought into when you put your home on the market could really make a difference. Young couples and singles

When it comes to first time buyers, whether they’re couples or single, it seems as though their first home search tends to come very early in the year. Perhaps it comes down to New Year’s resolutions or too many Christmases at home, either way, this demographic typically starts searching around January and February. Consequently, for those homeowners currently living in apartments or terraced housing looking to sell, the start of the year is a great time to do so. However, it’s important to remember that first time buyers tend to look around a variety of different properties, meaning their search can take months or years, so be as patient as possible.

 

Families

As you can imagine, families tend to look for a new house during school term time. The reasoning behind this should be fairly obvious: if you have children, you don’t want to be spending time house-hunting when you could be with your children, or on holiday, for that matter! On top of this, going to a house viewing during the school holidays with your little ones probably isn’t a dream day out for either party.

So with this in mind, if you currently live in a family home and are looking to put it on the market, the best time to do this would be during school term times (autumn, spring and early summer), preferably at the beginning.

 

The elderly

For older couples, looking for houses tends to be an activity done in the warmer months, since they would rather not have to go out on viewings in the cold and moving home in winter can be a pain. As such, bungalows and cosier retirement homes will do much better if put on the market in late May or early June.
